Distressed Project Recovery

Four Consult specialises in the recovery and delivery of distressed projects. Where economic uncertainty continues to pose new challenges for the construction industry, Four Consult provide solutions for employers, developers, and banks to deliver their troubled projects.

Construction projects face unexpected challenges, including contractor insolvency, supply chain disruptions, planning delays, and unforeseen financial pressures. Should construction work stop or progress stall, clients and funders need to be proactive and solutions-focused.

Four Consult specialises in distressed site recovery and project turnaround, helping stakeholders get their projects back on track and delivered with certainty, control, and commercial clarity.

What is a Distressed Site?

A distressed site is one where construction has halted or is at risk of failing to complete due to circumstances such as contractor or developer insolvency, resourcing issues, or a loss of project momentum. These situations leave clients with partially completed assets, unclear liabilities, and rising risk exposure.

Our services are adaptable to work around our clients needs.

Our Approach

The successful recovery of a distressed project starts with early engagement and structured action plan.

This consists of;

1. Rapid Project Assessment

We undertake a detailed review of the existing project status analysing planning, design compliance, procurement documentation, health & safety, quality benchmarks, and site conditions.

2. Cause Analysis & Risk Mitigation

A greater understanding why the project became distressed enables our clients to understand what potential problems lie ahead and to define the next steps this  minimise future risk, and will protect our clients long term interests.

3. Commercial & Contract Strategy

We advise our client on the most suitable commercial strategy and contract mechanism. This maybe a negotiated, single-stage, or two-stage procurement process, this is aligned with their risk profile and delivery ambitions.

4. Supply Chain & Stakeholder Management

Where required we will re-engage previous supply chain and subcontractors to understand how the project progressed. Where required we engaged our trusted partners to supplement delivery and ensure continuity.

5. Programme & Cost Reporting

Clear outcomes require transparent reporting and clear communication. We prepare a detailed report on the progress of the development and where instructed to tender we will produce tender documents, programme forecasts, risk registers and cost plans so our client can move forward to completion with certainty.
