We are a specialist construction consultancy delivering expert services across cost and project management, contract administration, insolvency recovery and employer’s agent roles.

Four Consult is a specialist construction consultancy delivering strategic and commercial advice across the property and construction sectors. Our approach is grounded in real-world experience of how projects are funded, procured and delivered.

All projects are led by our founding partners, who have held senior positions with main contractors, developers and client-side advisors, ensuring practical, commercially focused solutions for every client.

We offer a personal and bespoke consultancy service, guiding clients through every stage of the project lifecycle, from pre-construction through to completion and post-completion.

Our multi-disciplinary perspective allows us to deliver commercially grounded advice, identify risks early, and support decisions that are practical, deliverable and aligned with our clients’ objectives. Alongside advising developers and project teams, we regularly assist lenders and insolvency practitioners by undertaking independent project reviews, monitoring live developments, and advising on recovery strategies for distressed or underperforming projects.

EMPLOYERS AGENT &
CONTRACT ADMINISTRATION.

Acting as your employer’s agent, we oversee the project delivery, including tendering, contract administration, variations and instructions, payment processing to final account. DISTRESSED PROJECT RECOVERY.

Four Consult support developers, landowners and lenders in stabilising and recovering distressed construction projects. We provide technical, commercial and contractual assessments to establish the current project position and develop a clear route to completion.

Our services include project and documentation reviews, site condition assessments, and coordination with the design team to identify risks, defects and outstanding works. Where projects require re-procurement, we assist with the preparation and management of Pre-Construction Services Agreements, defining the scope of surveys, investigations and design development required to deliver cost and programme certainty.

We also support clients in preparing completion strategies, identifying procurement routes, and engaging with the disrupted supply chain. Our focus is to provide certainty, by mitigating risk.

CONSTRUCTION INSOLVENCY ADVICE & DEBT RECOVERY.

Four Consult provides expert support, reporting and recovery of debt for insolvency practitioners. We deliver rapid assessments and clear strategic advice.

Our services include securing project information and records, analysing contract positions, reporting on potential recoveries, assessing outstanding liabilities and recovery of monies owed.

We can prepare valuations, claims, and final accounts while protecting ongoing payment entitlement, including managing or defending counterclaims with a clear view of associated risks. We also manage and resolve disputes and realise retentions sums.

Our approach combines quantity surveying, contractual expertise, and debt recovery strategy, enabling insolvency practitioners to quickly understand the financial position of construction projects and pursue recoveries with confidence.

Steve Davies

BA (Hons), Dip Arch, ARB

Steven is a Partner at Four Consult and registered architect, qualifying in 2013 through the Royal Institute of British Architects (RIBA) and London South Bank University. He has over 20 years’ experience delivering residential projects for private and housing association clients, ranging from individual homes to large-scale regeneration schemes of up to 500 dwellings, across all RIBA work stages.

He has also worked on mixed-use regeneration, healthcare, education, commercial and interior projects, from concept to completion. Steven now combines architectural, technical and project management expertise, overseeing on-site delivery for the Four Property Group, with a hands-on approach focused on quality, programme efficiency.

Darren Tancred

BA (Hons), MCIOB

Darren Tancred is Managing Partner of Four Consult and brings over 22 years’ experience across property development, contracting and construction consultancy. His expertise spans the full development lifecycle, including site acquisition, planning, delivery and asset management.

Darren has successfully led contracting businesses delivering projects for a diverse client base, including banks and housing associations, ranging from distressed assets to large-scale residential schemes of up to 160 homes. His specialist experience includes residential and care home developments, in addition to employer’s agent and construction consultancy services. He is known for solutions-focused project delivery, decisive leadership and a hands-on approach to both commercial and construction management.

Sam Alderson

BA (Hons), MRICS

Sam Alderson is a Partner at Four Consult and has over 25 years’ experience across commercial and residential contracting, construction consultancy and building surveying. He has held senior commercial leadership roles for national UK main contractors, delivering a wide range of projects from large education schemes to complex PFI developments.

Sam brings strong commercial insight, clear leadership and a practical, solutions-focused approach to project delivery. He is responsible for new business and delivers projects of varying scale, providing honest advice, clear communication and consistently strong value for clients through his extensive industry knowledge and hands-on experience.

PROJECTS

Appointed by Joint Administrators to advise on the contractual position across 16 live construction projects following contractor insolvency, including debt realisation and recovery of outstanding sums due to the administration estate.
